Once you’ve identified the asset you want to buy, you’ll embark upon the conveyancing process. This refers to the legal transfer of property ownership from the seller (usually the developer) to you; the buyer. You may come to RPA with your own legal representation, or you may want to be introduced to our panel of independent solicitors who can provide you with the advice and support you need throughout the purchase process. Either way, we’re beside you every step of the way to help you negotiate and complete a smooth transaction and assist with the relevant documentation you may need.

Instruct a solicitor or a conveyancer
If you’re buying in Germany note the process is slightly different.

Conduct property searches
This ensures there are no issues that could affect the property’s value or ownership like planned developments in the area, flooding and drainage, and title checks.

Drafting and exchanging contracts
This outlines the terms of the sale, agreed price, and property details. By exchanging contracts the agreements become legally binding with both parties committed to the sale.

Completion date for ownership exchange
This is the date when the property will officially change hands.

Transfer of funds and completion
If you’re buying with a mortgage this is the day your mortgage funds will be released to the seller’s solicitor and the day you would usually receive the keys to the property, as officially, you’re now the owner.

Property Registration
Your solicitor will register the property with HMRC and ensure any Stamp Duty Land Tax (SDLT) is paid. Following registration, you’ll receive the Title Deeds confirming your ownership of the property.
